With good tenant screening including tenant credit checks and tenant criminal checks Edmonton landlords are looking forward to a successful New Year!

The title of the Global News report was:

“Are you having trouble finding a place to rent in Edmonton? Well, it appears you’re not alone.”

It was a report on the vacancy rate in Edmonton.

And it said landlords have the upper hand and are charging high rents.

It also spun a message that tenants were suffering.

He said the move has been “so frustrating.”

Why? Because he has had a hard time finding an apartment he can afford.

The Edmonton Vacancy Rate is Low Right Now, as we wrote before.

This is confirmed as according to the Canada Mortgage and Housing Corporation (CMCH) the Edmonton vacancy rate is not just low, but ‘very low.’

It’s at 1.4% which is lower than the 1.7% is was at just over a year ago.

We are Just Behind Calgary in the Vacancy Rate Department

Why the Low Vacancy Rate?

The CMHC report says it’s due to two main factors:

1.         More incoming residents.

More and more people are moving into our city. These groups consist of both newcomers to Canada and people from other provinces.

2.         More jobs

There has been strong job growth. People are moving to Edmonton to find jobs…and they need places to live in.

Edmonton Landlord Challenges

While we don’t see as many regular problems as Ontario landlords seem to face every day and we aren’t stuck with a rent increase guideline of 0.8% that has Ottawa landlords howling for change, we still have our challenges.

Lots of Great Tenants Out There (and some who aren’t)

We saw landlords all over Alberta face challenges renting to bad tenants in 2013 and this will continue this year.

Landlords have to be careful because there are people who will lie to you and once they move in won’t pay rent or will damage your rental property…or both!

It’s important for Edmonton landlords to see what is happening in the rental industry across Alberta in 2014.
