Edmonton Landlords – With Vacancy Rates Low Make Sure You Rent To Good Tenants By Running Credit Checks Before Handing Over The Keys!

There has been some great news for Edmonton landlords these days.

According to a report by Metro News the Edmonton vacancy rate continues to be among the lowest in the country.

This means there are a lot of good renters out there looking for a small number of available rental properties.

A housing report by the CMHC (Canada Mortgage and Housing Corp.) stated the Edmonton vacancy rate was only 1.4%.

This is the lowest in Canada (along with Calgary).

Why Is The Edmonton Vacancy Rate Low?

It’s because the economy is strong and people from around Canada are coming to seek jobs.

Even though there have been a lot of new rentals on the market (increasing supply) the number of new potential tenants is greater (the demand).

Why Is A Low Vacancy Rate Good For Landlords?

It’s good because it means landlords can be picky in who you rent to.

You put up your rental ad and you will have lots of people applying. Smart Alberta landlords will then screen the tenant applicants carefully and make sure you rent to good tenants.

Bad Tenants Are Out There

With lots of good tenants out there, it’s up to the landlord to make sure you find good tenants and avoid the ‘professional tenants’ out there.

And they are out there.

Just last month there was an important news report for landlords in the Edmonton Journal.

It was about an Edmonton tenant who pleaded guilty to arson. You see he was evicted from the property he was renting and then decided to set it on fire…while the new tenants were living there.

His motive: he wanted to get revenge against his landlord because he had been evicted after living there for 6 months.

After setting the fire he went to the hospital and told a nurse he did what he “had to do” to get revenge against his landlord who evicted him and got rid of his left over belongings.

The vacancy rate is low and there are lots of great tenants out there who want to rent your property.
